Security
All Applicants are credit checked by specialist referencing company.
All Statutory notices, Tenancy Agreements and supporting documents, inventories, Schedule of Condition (part / full management only) are completed. Liaison with utility companies and Local Authority is established for transfer to the Tenant.
The tenant provides, on completion date, one months rent in advance with a bond which equals another months rent. We retain this bond in a separate non-interest deposit account (part / full management only) and will be returned after a satisfactory final inspection.
We carry out six monthly inspections (part / full management only) to ensure tenants fulfil their obligations. We report to the Landlord any repairs or refurbishment required, obtain quotes and estimates in line with Landlords instructions.
Compliance
We operate under the Codes of Practice laid down by the Royal Institute of Chartered Surveyors (RICS), The National Association of Estate Agents (NAEA - Residential Lettings).
Taxation
